Semi-Annual and a series of meeting of the Members is scheduled at the Community Clubhouse located at:

APPROVAL OF BUDGET & AMENDED AND RESTATED BYLAWS Meeting:

Saturday 1:30PM July 25, 2026 ABSENTEE BALLOT DUE at the office BY: 07/17/2026


ELECTION OF BOARD OF DIRECTORS Meeting:

Saturday 1:30PM, August 1, 2026 ABSENTEE BALLOT DUE at the office BY: 07/24/2026


This series of meetings are being called for the purpose of reviewing the status of the Association and determining

the budget for next year’s community operations, election of four directors, and amending the by-laws to be

current with the current Texas Laws. The agenda will be posted at least 6 days before each meeting. If you will NOT

attend a meeting in person, the attached ABSENTEE BALLOT for the APPROVAL OF BUDGET will be in YELLOW, the

AMENDED AND RESTATED BYLAWS will be in BLUE and the ELECTION OF BOARD OF DIRECTORS will be in PINK.


IT IS IMPORTANT THAT YOU ATTEND THESE MEETINGS. To conduct a homeowners’ meeting, a quorum of five

percent (5%) of members must be present in person plus the Board of Directors.


As previously discussed at the LAST YEAR’S SPRING MEETING, the proposed budget to make all the community

repairs and fund the day-to-day operations did not pass, leaving us with a budget shortfall. There have been no

volunteers for the budget committee this year, so the Board has decided to have A BUDGET WORKSHOP meeting

to prepare the 2026-2027 budget with the owners in attendance. If you would like to see things fixed around the

community, attend this meeting and help us plan for how you would like to see your money spent for the coming

year. We anticipate only this item on the agenda for the BUDGET WORKSHOP meeting on 7/11/26


There will be a follow up meeting to APPROVE THE BUDGET PREPARED BY THE OWNERS who attend the BUDGET

WORKSHOP MEETING. To pick up a copy of this PROPOSED BUDGET (after the 7/11/26 meeting), the AMENDED

AND RESTATED BYLAWS or any ABSENTEE BALLOT you may pass by the office during normal operating hours or

send us an email request. A copy will also be posted on the clubhouse door, Website and Facebook.


Yes, we did change the date of this meeting because we were waiting for bids and the proposed AMENDED AND

RESTATED BYLAWS to include in the mailout. Below is a list of items needing funding and attached is the expenses

from the past year. We will go over each line of the attached spread sheet at the meeting. We are expecting more

bids to come back, so prices below are subject to change. All bids will be available for review at the meeting.


Clubhouse Int/Ext & Roof Repairs $ 30,000

Lakes 2026 Erosion Control $ 2,000

Prepaid AMA’S $ 5,800

Pool Project $ 35,000

Professional Accounting & Hoa Software $ 5,400

Parking Lot $ 20,000 $

CPA & Taxes $ 20,000

Legal Misc. $ 5,000


Each owner will have the chance to express their opinions one at a time and your questions will be answered in an

orderly fashion. If you choose to attend, do so in the spirit of cooperation, willingness to be open and listen.

PCHD Snacks and New Office Hours

Howdy, we have some more snacks and drinks from the Parker County Hospital District donated to us. FREE. Please feel free to come into the club house and grab a snack and take a break, we also have restrooms available during office hours for park goers.

Our hours are 2:30-6:30 pm
